Roof Replacement FAQs

The roof includes three layers of protection from the elements. The base layer is made of wooden boards called a roof decking. On top of that is the felt underlayment followed by the actual shingles.

Drip edges, the metal lip on the edge that directs water away from the roof, is replaced every time the roof itself is replaced. Other protective components include:

  • Ice and water shields to protect the roof valleys
  • Metal roof flashing to protect places like the chimney where shingles sit up against
  • Ridge capping which covers the roof’s peaks

A roof replacement may also include swapping for new roof vents or pipe boots. Replacement of these components primarily depends on their past exposure to the elements.

Your roof’s age is a good indicator of whether it needs replacing. If it is more than 20 years old, you should consider making the upgrade.

Aside from age, there are many signs that a replacement is in order. From the inside, you can check your attic for sunlight leaks or wood rot, which are common signs of damage. If you have any water stains on your ceiling, you most likely have a roof leak.

Outside indicators include:

  • Broken/damaged shingles
  • Loose hardware like roof flashing or drip edges
  • Moldy/rotten wood decking or shingles

You may only need minor repairs for these issues, however, if you have multiple problems or concerns, it is most likely that you will need a complete roof repair.

Because gutters cover portions of the roof, they should be removed before the replacement process. Your contractor needs to be able to see any damage around the gutter area, especially since this is where the water pools during a storm.

People will often elect to replace the gutters when they replace the roof, but this is not a necessity in all cases. To replace the roof, workers will need to get under the gutters anyways, so it makes sense to remove that obstacle before the rest of the roof has been replaced. Plus, if the gutters are removed first, you will not risk having them damaged while the new roof is being installed.

The roof should be replaced before siding. It typically makes more sense to replace the roof first because it has a bigger impact on the rest of the house.

Roofers should not work in rainy conditions for multiple reasons:

  • First, the rain creates a slippery surface that is dangerous to work on.
  • Second, water can damage the roofing materials themselves. The wood decking can become wet or warped. This will either lead to uneven shingle installation, or the shingles will not be able to adhere properly. Both result in inefficient roofs that will not last for long.
  • Finally, installing a roof during the rain can lead to humid conditions that produce mold growth on the decking.

If a roofer is in the middle of an installment and it starts to rain, they can continue working if the rainfall is light enough not to disrupt work or cause any of the problems mentioned earlier. In most cases, the contractor will end work for the day and schedule a time to come by and finish the project.

Plus, you will have taken a top-down approach to improving the efficiency and safety of your home. This ensures that your home is protected from the brunt of the elements while any other projects are happening.

Usually, the answer is no—roofers do not technically need to come inside during an inspection. However, if you have a leak or notice water damage on the ceiling, your contractor might be interested in examining it. As a responsible homeowner, you should make sure that your contractor performs a thorough inspection before they decide how to proceed.

Overall, lack of indoor access will not prevent the roofers from getting the work itself done. In fact, during the actual roof replacement, roofers should have no need to enter the home. The project plan should be laid out already and the work is done strictly from the outside.
